What the Numbers Mean

  • For buyers: prices are below last year and active listings are 24% above the 10-year average, so there is still plenty of choice. Detached homes remain in buyer's-market territory, while townhouses and apartments are now in the balanced range, so well-priced homes in those segments may see more competition than they did in September.
  • For sellers: with inventory well above average, pricing from recent comparable sales matters more than ever. Homes priced above the market tend to sit. Request a free home evaluation.
  • For owners: benchmark prices describe a typical home. Your home's value depends on its location, size, condition and features, and on what similar homes nearby have sold for. Find out what a home sold for.
