What's My Home Worth in Coquitlam, Port Moody or Port Coquitlam?

If you are thinking about selling, knowing the current market value for your home is an important first step in the home selling process. Receive a FREE personalized Home Market Report comprising of the most recent and relevant sales data as it relates to your property. Our report also includes the latest market trends in your neighbourhood.

How Is a Home’s Value Determined?

Mainly by what comparable homes nearby — the same type, size, condition and location — have recently sold for, adjusted for what buyers can choose from right now. Lot size, views and updates all move the number, and for condos and townhomes so do strata details such as monthly fees, the depreciation report and rental or pet rules.

How Is This Different from BC Assessment or an Online Estimate?

BC Assessment values every property as of July 1 of the previous year and mails notices around the start of the new year, so by spring its figure can be months out of date (BC Assessment key dates). Online estimates work from averages and can’t see your home’s condition, renovations or view.

Home Values Across the Tri-Cities

Typical home values, September 2026. These are MLS® Home Price Index benchmark prices — the price of a typical home of each type, not a valuation of any particular property.

CityDetachedTownhouseApartment
Coquitlam $1,584,400 (−6.6%) $976,600 (−6.5%) $640,100 (−7.3%)
Port Moody $1,903,500 (−8.4%) $940,900 (−5.2%) $676,200 (−4.9%)
Port Coquitlam $1,240,600 (−8.5%) $834,300 (−7.8%) $550,000 (−9.0%)

With prices lower than a year ago, pricing your home correctly from the first day on the market matters more than ever. A benchmark tells you where the market is; a personal evaluation tells you where your home fits in it.

More Questions About Your Home’s Value

Is my home worth its BC Assessment value?

Not necessarily. BC Assessment values every property as of July 1 of the previous year, and the market can move a lot after that. In September 2026, for example, benchmark prices across the Tri-Cities were 5–9% lower than a year earlier. Updates or changes made to your home since then also aren’t reflected.

What’s the difference between a home evaluation and an appraisal?

A home evaluation (also called a comparative market analysis) is prepared by a REALTOR® to help you price your home for sale, and mine is free. An appraisal is prepared by a certified appraiser, usually for a lender, and has a fee. I’m a licensed REALTOR®, not a certified appraiser.

Do renovations increase my home’s value?

Often, but rarely dollar for dollar. Updated kitchens and bathrooms, new roofs and well-maintained mechanical systems tend to matter most to buyers, while very personal upgrades may add less than they cost. I’ll show you how homes with similar updates have actually sold nearby.

How accurate are online home value estimates?

They can be a useful starting point, but they work from averages and public records. They can’t see your home’s condition, renovations, view, layout or, for condos and townhomes, strata details — which is why two homes on the same street can sell for very different prices.

When is the best time to sell?

More buyers are usually looking in spring, but more homes also come on the market then. The right time depends on your next move, current competition in your neighbourhood and how prices are trending. Your evaluation includes the active listings you’d be competing with right now.

What do sellers most often get wrong about their home’s value?

Many sellers look at homes currently for sale and use their asking prices as a benchmark. If a neighbour up the street is asking $2 million and your home is nicer, it can seem obvious that yours is worth more. But asking prices have no bearing on actual market value — they only show where your competition is priced. What buyers have actually paid for similar homes is what tells you what yours is worth.
