What Are Hot Property Updates?

Hot Property Updates are free email alerts that send you new MLS® listings matching your search as soon as they are listed for sale in Coquitlam, Port Moody, Port Coquitlam and across Greater Vancouver. You choose the areas, home type, price range and features that matter to you. Your updates are set up by David Reimers, a Coquitlam REALTOR® with Royal LePage West Real Estate Services, so you also have a local agent to call the moment a property catches your eye.

  • Cost: free, with no obligation.
  • How often: instantly (recommended), daily, weekly or monthly. Your choice.
  • What you get: new MLS® listings that match your search, with photos, price and property details.
  • Where: Greater Vancouver, with a focus on Coquitlam, Port Moody and Port Coquitlam.
  • Changes: adjust your search or stop your updates at any time.

How Hot Property Updates Work

  1. Sign up with the form above. It takes less than a minute: your name, email and phone number.
  2. Tell me what you are looking for. Your search is built around the areas you want, the type of home (detached house, townhouse or condo), your price range, bedrooms, and must-haves such as a mortgage helper suite, a view, a large yard or a short walk to SkyTrain.
  3. Choose how often you hear from me. I recommend instant updates, which arrive as soon as a matching home is listed for sale. Daily, weekly and monthly summaries are also available.
  4. New listings arrive by email automatically. Updates come straight from the MLS® system, so you see new listings without having to search every day.
  5. Act quickly when the right one appears. Call or text me to book a showing, check what similar homes have recently sold for, or review strata documents before you make an offer.

Why Instant Updates Matter

David's Take

No matter what market we are in, hot properties sell quickly. They offer excellent value. If you are not watching daily, they will sell before you ever get a chance to see them.

Overall market conditions change, but the best-value homes behave the same way in every market. In September 2026 the Greater Vancouver composite benchmark price was $1,075,900, down 5.5% from a year earlier, according to Greater Vancouver REALTORS®. Softer prices give buyers more choice, yet a well-priced home in a good location still draws the most attention in its first days on the market. Instant updates put you among the first buyers to see it, so you have time to view the home, check comparable sales and arrange financing before someone else does.

What Makes a Property “Hot”?

A hot property is a listing that is likely to sell quickly because it offers more than buyers expect for the price. In Coquitlam and the rest of Greater Vancouver, the homes that move fastest usually have one or more of these:

  • A price in line with, or below, recent comparable sales. Buyers who know the market recognize value immediately.
  • A sought-after location, such as a short walk to a Millennium Line SkyTrain station, a popular school catchment or a quiet street close to parks and shopping.
  • Features that are hard to find, such as a legal suite, a large or flat lot, a view, extra parking or a newer, move-in-ready home.
  • A segment with few listings, such as detached homes at an entry price point or family-sized townhouses.
  • A fresh price reduction that brings a good home into a new group of buyers' budgets.

Areas Covered

Hot Property Updates can be set up for any community in Greater Vancouver. Most of my clients search in the Tri-Cities and nearby areas:

Frequently Asked Questions

Are Hot Property Updates free?

Yes. There is no cost and no obligation. You can use the updates simply to keep an eye on the market until you are ready to buy.

How often will I receive updates?

You choose: instantly, daily, weekly or monthly. I recommend instant updates, because they reach you as soon as a matching home is listed for sale, which matters most for the best-value properties.

Can I change my search criteria?

Yes. Contact me any time to change the areas, price range, home type or features. Many buyers widen or narrow their search after seeing a few weeks of listings.

How do I stop receiving updates?

You can stop at any time by using the unsubscribe link in any update email, or by getting in touch.

What happens to my contact information?

Your information is kept private. It is used to send your Hot Property Updates and to contact you about your search, and email updates are only sent if you give your consent in step 2 of the form.

Do I need a mortgage pre-approval to sign up?

No, but it helps. Hot properties can sell quickly, and having a pre-approval in place means you can make an offer as soon as the right home appears. Learn more about getting pre-approved.

Do updates include presales and new homes?

Updates include new construction that is listed for sale on the MLS® system. Many presale condos and townhomes are sold directly by the developer instead, so see my presales and new homes pages for those.
